Fremont Village is within view of one of the largest residential real estate developments currently underway in Metro Vancouver, the Burke Mountain development in Coquitlam.

Along with Walmart, other potential tenants include Shoppers Drug Mart, Thrifty Foods, PetSmart, CIBC, and Royal Bank. Commercial real estate company DTZ Barnicke recently published a report (2010 Market Outlook) that Canadian Tire was a confirmed tenant for the Fremont Village development.

A second phase on the southern portion of the property along Lougheed Highway will be developed at a later date with up to 225,000 square feet of retail space and a Main Street "lifestyle" component with a potential of two concrete highrise towers and a mixture of low-rise condominiums with up to 600 residential units.

The initial construction at the site designated as 2150 Hawkins Street will provide a total of 179,292 sq. ft of commercial retail space in four buildings. This will include a freestanding 151,290 sq. ft. Walmart as the anchor tenant. The Walmart building has been designed with a green roof component including planted ground cover giving it a high performance rating in terms of environmental sustainability. The other three structures will have conventional roof designs.

The first phase will encompass approximately 14 acres with up to 300,000 square feet of medium and large format retail development in the northern portion of the property.
